Dream location.
Dream home.
Oceanfront homesites are scarce, even on an island this size. Purchasing a homesite at Paniau preserves the opportunity for you to be among the privileged few who will call this beachfront location home. With almost 1,000 linear feet of ocean frontage on 7.45 acres of treasured land, this private and gated enclave of just nine homes, including the Nani Paniau Estate Home, offers the perfect balance between the charm of the Puakō community and the amenity-rich offerings of the Mauna Lani and Mauna Kea Resorts.
Purchasing a homesite at Paniau gives you the freedom to create an entirely customized residence, designed and detailed to your taste and preference. Our architectural guidelines are flexible and allow you to create a personal expression inspired by the natural features and beauty of the land.
Paniau offers spectacular oceanfront homesites of approximately 1⁄2 to 3⁄4 of an acre with average ocean frontage of over 100 feet each. The 0.4 acre mauka lot has direct beach access without leaving Paniau and is a perfect location for your own private retreat, or perhaps a guest home for your friends and family.
Paniau is home to the existing Nani Paniau Estate Home, well known in the Puakō community. Rumor has it that Neil Young, a longtime Puakō resident, held many an impromptu performance on the property over the years.
To help seamlessly turn your dream into reality, we have worked with some of the island’s most prominent architects to discuss imaginative and captivating architectural concepts for several of the homesites. Intimately familiar with Paniau, this featured group of architects is ready to help you achieve your vision.
To help you build your dream home, we have worked with some of the finest custom home builders on the island to ensure that they are familiar with the requirements of the site and the Paniau design guidelines.
A guiding framework is in place to help ensure the integrity and sustainability of Paniau’s vision is maintained and preserved.
We have carefully crafted a set of Design Guidelines for Paniau to give you peace of mind that the quality of the homes in Paniau will be established and maintained at a high standard, while allowing you creative flexibility to design a home that suits your personal style. With a philosophy that great design is more important than themed design, we continue to respect the evolving character of the Puakō community.
The Paniau Community Association has been established to own and maintain the common areas of the property, and to protect, preserve and control development on the property for the benefit of all Paniau residents. Paniau is not subject to any other master association’s fees, dues, memberships or restrictions that are in place in many other waterfront communities on the Kohala Coast.
Connected to history, Paniau is home to several unique archaeological sites of cultural and historical significance. These important sites, used for agriculture, habitation, rock art and possible ceremonial purposes, are being preserved at Paniau so that they may continue to hold the history and stories of the area. Just steps away from Paniau is the Malama Trail and the Puakō Petroglyph Park, home to one of the largest rock art sites in the entire Pacific, with about 3,000 rock carvings.
Connected to nature, Anchialine Pools are a unique ecological resource and have been reported in locations from the Red Sea to the Indian, Atlantic and Pacific oceans. With the most numerous anchialine features being found in the islands of Fiji, Ryukyu and Hawai'i, the west coast of Hawai'i Island is home to a number of these important historic features. Paniau is committed to the preservation of several of these rare features on the property.
